Sometimes when we are working with clients, either buyers or sellers, we ask if there will be sufficient funds to close but don’t follow up. When working with sellers, many times we ask if they have talked with their bank and are comfortable with the mortgage payout and if there is any penalty they need to be concerned about but don’t follow up and be assured that they are aware of their financial status. A reminder folks that we need to be proactive and confirm that everything is in order. I don’t need to remind you of the consequences! Also when working with buyers it is important to discuss their estimated closing costs to avoid any surprises come closing day. Many lawyers are diligent and discuss this with their clients but unfortunately there are cases when the buyers are surprised at closing when they go to settle their lawyer account and again, I don’t need to remind you of the consequences if they don’t have sufficient funds. Just a heads up everybody to be proactive and make sure no matter whether you are a real estate agent, lawyer, buyer or seller; be thorough and confirm that each situation is how it is supposed to be. Well Folks, 2009 is now history and bye gones are bye gones :-) Now that 2010 is new and fresh there haven’t been any new year rsolutions broke yet and no mistakes made, but…..it’s real easy to fall off the wagon. Let’s make sure that this year is our best ever! HAPPY NEW YEAR everyone. ALL the BEST

Just Listed a one Bedroom Bungalow in Brooklyn across from the Transcotia Motel. A nice solid home although needs to be cleaned up and some TLC. A great bargain at $36,900.00. There is a deck along the front of the home and a storage shed in the back yard. The basement is a crawl space with an outside entrance. This won’t be around long so get in ASAP for a look.
